How to choose your house builder? What to really compare before you decide

Choosing a house builder is not just a matter of comparing quotes. You are choosing a building partner whose decisions shape the architecture of the house, its technical quality, the course of construction and, in the end, how well the finished home works years from now.

A good building partner should be able to show you more than attractive pictures and a competitive price: real completed houses, well-considered technical solutions, a clear way of working and the ability to stand behind their work. Below we have summarised what is really worth comparing when you choose a house builder.

Do the company’s architecture and approach suit you?

The first question can be a simple one: do you like the houses this company builds?

Besides the exterior, look at the floor plans, the proportions of the rooms, the use of light, the details and how complete the houses feel as a whole. You can change a wall colour or a floor material later, but not the basic character of the house.

A good house does not simply have to fit on the plot. The layout has to take into account the family’s way of life, the points of the compass, the views, privacy, the ways people move through the house and future needs.

A good structure gives the architect freedom

When choosing a house builder, it is also worth looking at the structure their houses are based on and what possibilities it gives the architecture.

The CLT structure of Happy Home houses is designed individually for every house. Factory production gives great precision, while CLT allows long spans, generous glazing and more complex spatial solutions. A thin and strong structure also means more usable floor area for the same external dimensions.

Compare what the offer contains, not just the final figure

Two offers with a similar total can in fact contain very different houses. A line with the same name – for example “foundation”, “windows”, “ventilation” or “turnkey” – does not automatically mean the same technical solution, scope of work, level of completion or quality of materials.

When comparing offers, look at least at the following:

Scope of work – what is actually designed, built and handed over for this price?

Technical level – which structures, materials, windows, insulation and building services are included in the offer?

Level of completion – what does “turnkey” mean for this particular provider, and in what condition is the house handed over to the client?

Responsibility and project management – how much of the process management, coordination of contractors and documentation does the building partner take on?

Construction time – from which moment is it counted, and up to which level of completion?

The real cost of how long construction takes – a longer build means moving in later and can mean a longer period in which the client carries the costs of their current home, the financing and the new house at the same time.

Offers from different providers only become truly comparable once their actual content, responsibility and level of completion have been reviewed side by side.

Look at real houses and the company’s experience

One of the best ways to judge the quality of a house builder is to look at houses they have actually completed or are building. The quality of materials, the precision of details, the finishing and the general standard of construction are much easier to see there than in a rendering or a price list.

Happy Home does not produce hundreds of houses a year. Every project takes shape around the specific client, plot and architectural solution, while we use structural solutions and details that we have developed and proven over the years.

It is important to us that the architect, the project manager and the construction team know the specific project and that the client is not just one more order in a large production flow.

How much of the process do you want to handle yourself?

Before choosing a home builder, it is also worth thinking about the scope of work you want.

From Happy Home you can order a complete turnkey solution or, as a more minimal option, a designed CLT factory package with installation, and continue from there with contractors of your own choice.

The more stages the client organises personally, the larger the share of project management, scheduling, orders and coordination of different contractors that remains their own responsibility.

That is why, before comparing quotes, it is worth being clear whether you are comparing only the construction work or also its management and the responsibility for it.

Questions to ask a house builder before you decide

The same name for a service can mean quite a different scope of work at different companies, so before deciding it is worth comparing what the offer actually contains.

  • Is the house designed around the specific plot and the family’s needs, or based on a predefined standard solution?
  • What does the design scope include? Does it cover the architecture, the necessary engineering designs, the structural design and the building permit process?
  • Is the load-bearing structure designed individually for each house, and how much architectural freedom does it allow?
  • What does “turnkey” mean for this particular provider? To what level of completion is the house actually built?
  • Does the foundation solution also include the necessary lead-throughs and the preparations for water, sewage and electrical work?
  • How flexible are the choices of building services, interior finishing and interior architecture?
  • How much of the process management is included in the offer? Does the building partner coordinate design, construction, contractors and documentation as a whole, or is part of it left for the client to organise?
  • What is a realistic construction time and what exactly does that number mean? From which moment is it counted, up to which level of completion, and what could affect the schedule?
  • Which guarantees apply to the construction work and the structures, and how is after-sales service organised?
  • Which documentation is handed over when the house is finished? Are the construction documents, certificates and as-built drawings needed to apply for the occupancy permit properly compiled?

There is no single indicator by which to choose a good house builder.

The best picture comes from the whole: architecture, technical quality, the content of the offer, real completed houses, the company’s experience, clear responsibility and the quality of the cooperation.

Preparing the design usually takes 1–3 months, obtaining the building permit around 2–3 months, and construction about 22 weeks. Interior finishing may extend the construction time. The exact schedule depends on the project, the solutions chosen and how quickly the necessary decisions are made.

Yes. We design every house individually. Working with our architect, you can choose the size, layout and finishing materials of your house. We take into account the characteristics of your plot and the path of the sun, and we can combine solutions from different houses. The floor plans on our website are examples that we can use as a starting point when designing your home.

Yes. Houses under construction can be visited by prior arrangement. We can also meet at our office or hold an initial consultation by phone or video call. We recommend sending us an enquiry before your visit so we can arrange a suitable site and show you the solutions that interest you most.

Yes. We also build houses designed by others. Before construction begins, we review the existing design and adapt the necessary drawings and technical solutions to our construction details.

If you already have a plot, we can handle the design, the documents needed for the building permit application, and the construction. Our scope of work does not include landscaping or furniture. You don’t have to order all the work from us – you can choose which work to order from us and which to arrange yourself.
