Both come from the time when a house was built on site from start to finish and every stage depended on the weather. With a factory-built house, most of the work is done under a roof in the factory, and what remains on site is a set of stages of which some fear the cold and some do not.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Below are seven answers on building a house in winter: what the season changes in the factory, on the foundation, in the assembly and in the finishing, what winter construction costs extra and which schedule is the most sensible.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"1-the-factory-does-not-know-it-is-winter\">1. The factory does not know it is winter<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The walls, ceilings and roof elements are produced where temperature and humidity are controlled all year round. <a href=\"https:\/\/en.wikipedia.org\/wiki\/Cross-laminated_timber\" target=\"_blank\" rel=\"noopener\">Cross-laminated timber<\/a>, or CLT, is cut and processed whether it is summer or January outside. Design, the permit application and procurement are office tasks for which the dark months are the best time, because the site is not waiting.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So building a house in winter is really a question of timing on site: when the foundation is cast, when the elements are assembled and when the finishing starts. The foundation: the most weather-sensitive stage<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">If one stage fears the cold, it is the foundation. Concrete needs temperatures above freezing to cure, and a foundation dug into frozen ground settles when the ground thaws. Casting is still possible, but it takes winter measures: heated mix, admixtures, covering and heating until the concrete is strong enough, and removal of the frozen layer before excavation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Those measures cost money and add risk, so schedule the foundation for autumn before the frost or for spring after the thaw. Assembly of the elements: speed and protection<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Assembling CLT elements does not fear the cold \u2014 timber does not freeze and does not need curing \u2014 but winter construction changes three things. The elements must be protected from snow and rain in transport, storage and assembly, because wet timber needs drying before it is closed in. Weather-tightness: roof and windows first<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The milestone that decides everything is weather-tightness: roof covering on, windows and doors in, the facade at least covered with a wind barrier. From then on the interior work no longer depends on the weather and the house can be heated. With a factory-built house it comes soon after assembly, because windows often arrive fitted in the elements.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Until then, moisture is the biggest risk of building a house in winter: snow that gets into the structure melts there. A good builder covers the openings, clears snow immediately and measures the moisture of the timber before the insulation goes on. Ask how that is checked and whether the measurements are documented.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"5-interior-finishing-heating-and-drying\">5. Interior finishing: heating and drying<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Once the building is weather-tight, the finishing starts, and it needs warmth and dryness. That means temporary heating or an early start of the house&#8217;s own system \u2014 an air-to-water heat pump, ground source heating or solar panels, with cooling added if you want it \u2014 plus ventilation or dehumidifiers that take the construction moisture out. Screed and wall filling need time to dry; rushing that to hold a moving date is the classic mistake of winter construction, and the cracks show up later.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Heating a site needs power, so order the connection early; the steps are covered in our article on the <a href=\"https:\/\/happyhome.ee\/en\/useful\/electricity-connection-for-a-new-house\/\">electricity connection for a new house<\/a>, and a late connection is one of the few things that can stall building a house in winter. For the finishing we can say what we stand behind: a well-finished interior starts from 400 \u20ac\/m\u00b2 + VAT, with a lower per square metre price on larger houses, and the electrical work inside the house starts from 26 000 \u20ac + VAT. What winter construction costs extra<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The factory part of the price does not change. On site, winter construction adds costs whose size depends on the weather and the schedule:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n\n<li>winter measures for concrete, if the foundation is cast in the cold;<\/li>\n\n\n<li>excavation in frozen ground, or protection of the ground from freezing;<\/li>\n\n\n<li>temporary heating and drying before and after weather-tightness;<\/li>\n\n\n<li>snow clearing, de-icing and site lighting;<\/li>\n\n\n<li>longer assembly and drying times because of shorter daylight.<\/li>\n\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">We send a model-based sample price list on request, with an explanation of what the price includes. Building a house in winter: the best schedule<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The calmest plan lets the cold months fall on the stages that do not fear the weather. Design takes on average one to three months and the building permit two to three months in practice, so a decision made in autumn puts drawings, permit and factory production into the dark season, and the foundation and assembly into spring. Construction itself takes about 22 weeks, and interior finishing can extend that. The worst is a foundation forced into a hard frost because the decision came late.
